N4 โ Notice to End Tenancy for Non-payment of Rent
The most common eviction notice โ and the most survivable. It is a warning, not an eviction: pay everything owed and it dies completely.

You can make this notice disappear: Paying the full amount owing. The N4 becomes void and the tenancy simply continues.

- Wrong amounts or missing rent-period breakdown table โ defective notice
- Termination date fewer than 14 days after service โ defective
- Amounts include charges that are not rent (parking fines, damage claims) โ those cannot be on an N4
- You already paid part โ the notice must reflect the true balance
