T6 — Tenant Application: Maintenance and Repairs

Ontario · verified against Tribunals Ontario & the Residential Tenancies Act

For repairs the landlord will not do: heat, water, mold, pests, broken essentials. The landlord's duty to repair exists even if you knew about the problems when you moved in.

⏰ The deadlines

Time limit1 year from the breach (ongoing problems refresh the clock)
Filing fee$48 online / $53 by mail — waivable
💵 Compensation owed to you: Rent abatement (a percentage back for the affected period), an order to do the repairs by a date, your out-of-pocket costs, and authorization to do the repair and deduct.

💡 What the pros know

  • Show the math: rent ÷ 30 × affected days × a percentage reflecting the loss of use. Specific numbers win.
  • Pair your T6 with city property-standards / public-health inspection reports — official findings carry heavy weight.
  • Do NOT unilaterally withhold rent — that invites an N4. File the T6 instead.
