N1 — Notice of Rent Increase

Ontario · verified against Tribunals Ontario & the Residential Tenancies Act

The only valid way to raise rent on a guideline-covered unit. For 2026 the guideline is 2.1%; for increases taking effect on or after January 1, 2027 it is 1.9%.

⏰ The deadlines

Notice requiredAt least 90 days before the increase takes effect
FrequencyAt most once every 12 months

🛡️ Defenses & defects to check

  • Above the guideline with no LTB order (and unit first occupied before Nov 15, 2018) → you generally do not have to pay the excess
  • Less than 90 days' notice → the increase is not valid until properly re-served
  • Increase demanded by text/email without the form → not a valid notice

💡 What the pros know

  • Careful: paying an illegal increase without disputing it for 12 months can make it your lawful rent. Question it early, in writing.
  • Check your increase in seconds with the Rent Increase Checker.
